What is ENERGY STAR?

ENERGY STAR is a joint program of the EPA and US Department of Energy designed to help save money, reduce greenhouse gas emissions and protect the environment through energy efficient practices.

A material is considered to be sustainable if it can be created or harvested and used without harming the environment, if it is renewable so its supplies will not be wholly depleted, and if its afterlife does not contribute to the waste stream.

Thoughtful stewardship guided by a determination to leave a positive legacy for future generations has long been a core value of Irvine Company. Increasingly, our office properties are models of green planning and management.

The following are just a few key examples of the green initiatives underway at Irvine Company and in our office properties.

Sustainable Planning

From creating sustainable communities where homes, jobs, schools and shopping are in close proximity, to preserving vast areas of pristine wilderness and protecting precious water resources, we are proud to have been at the forefront of what has come to be known as green design, construction and operation.

50,000 acres of natural open space and parks have been permanently preserved through land set aside by Irvine Company, the majority of which has been designated a National Natural Landmark. The Irvine Ranch Conservancy was formed to manage, restore and protect these natural open spaces.

Energy Efficiency Through Our Building Operations

We optimize the energy efficiency of our properties by utilizing computer based systems to monitor and control building operations, along with retro commissioning and green lighting upgrades to maximize efficiencies.

In addition, we participate in "demand response" programs through our local utility companies, strategically powering down non-essential building features periodically to further reduce energy consumption.

The majority of Irvine Company Office Properties' high-rise buildings have received the EPA's ENERGY STAR label. Commercial buildings that earn the ENERGY STAR use an average of 40 less energy than typical buildings.

Water Conservation - Saving Millions of Gallons Per Year

Smart landscaping controllers which monitor weather conditions help to manage water usage on our properties and, along with drip irrigation and water-efficient sprinkler head replacements, are saving 14 million gallons of water annually.

Low flow and hands free plumbing fixtures have been installed, reducing water consumption by 12 million gallons per year.

Recycling and Sustainable Purchasing

Paper recycling and electronic "e-cycling" programs are in place at all of our properties. Partnering with our tenants, last year we recycled 761 tons of paper and 58 tons of electronic waste. This equates to the following environmental savings: 13,000 trees; 60,000 gallons of oil; 2,300 cubic yards of landfill space; 45,000 pounds of pollution and more than 5 million gallons of water.

We purchase and use exterior paints which are Green Seal Certified (GS-11) compliant for low VOC emissions (volatile organic compounds), along with low VOC carpets and adhesives. Tenant improvements are designed and built to significantly reduce the need to recycle building materials.

Indoor Environmental Quality Through Green Cleaning

Eco-friendly products are used on our Office projects, including Green Seal Certified (GS 37) chemicals and recycled paper in our restrooms. Dilution stations are utilized to help reduce cleaning product packaging waste and micro-fiber mops which save water are used. As a result, last year we helped to prevent 62,000 plastic bottles from entering landfills and saved more than 900,000 gallons of water.

Entry mats reduce the amount of dirt entering our buildings and high-filtration vacuums which meet or exceed Carpet and Rug Institute and U.S. Green Building Council standards are used to capture soil and safely contain harmful particles.
